Planning & Permitting

David J. Elliott & Associates has developed into a formidable advocate for clients requiring difficult discretionary permit processes. We have successfully negotiated the processing of conditional use permits involving commercial development in valuable farmland zoning classifications. We have won approval for homeowners faced with getting ridgeline development considered. DJEA has been the professional leader serving clients requiring extensive general plan and zoning amendments. We have a substantial background processing Coastal Commission applications for clients developing homes requiring extensive tree removal, grading, and lot coverage. DJEA’s professional, methodical, and sensitive approach to problem solving along with his respectful attitude toward governmental authorities has greatly enhanced timely and cost effective project approvals.

Pre-Design

We provide a variety of Pre-Design services both with our expert in-house personnel as well through utilizing key consultants, in order to guide our clients in a complex world of real estate development. Often projects require necessary management information systems beyond project design and cost analysis to determine its feasibility. Here are examples of those services we provide:

Testimonials

What our
clients say

David Elliott helped us navigate a tricky upgrade on an older church building we were updating for ADA access to rest rooms and a few “minor” changes that turned into complicated structural and regulatory issues. The team of professionals that Dave collaborates with made the process seamless and kept the cost within budget and on time. We could not have accomplished this without his expertise, network, and oh yeah, his long-standing relationships and favor with local building officials.

David is both a great friend and consummate professional. He has been a local architect for over 35 years with a tremendous variety of project experience and creative design at both a commercial and residential level. He is well connected to a cadre of consultants that provide necessary engineering, civil, electrical and energy details that bring together complete projects in a timely manner. His most recent work in designing ADUs and tiny homes for low income housing and restoration of unsheltered individuals and families reflects his heart for those he serves.

David was asked by the Monterey County Planning Director to serve on the initial Title 21 Zoning Ordinance Task Force to assist staff in critiquing the text for adoption. This was a nine month volunteer commitment involving over 200 hours of meeting time.
